Living in Helotes, TX: Old Town, Hill Country Trails, and the Homes You Will Find

Title card for the article: Living in Helotes, TX: Old Town, Hill Country Trails, and the Homes You Will Find

Thinking about living in Helotes, TX? Start on Old Bandera Road

If you are thinking about living in Helotes, TX, the best first step is a slow drive down Old Bandera Road. In a few minutes you pass a dance hall that has hosted country music since the 1940s, a row of shops in old buildings, and the first real hills of the Texas Hill Country rising behind them. Helotes is its own small city on the northwest edge of San Antonio, and it feels like it.

I am Betsy Nava-Flores, a Broker Associate and REALTOR® with Harvest Real Estate Group (eXp Realty, LLC) in Helotes, TX, helping buyers, sellers, and homeowners, including veterans and military families facing foreclosure or a PCS move, across the greater San Antonio area. Our office sits on Old Bandera Road, so this spotlight is about my own backyard. It covers what is here, how the drive works, and what kinds of homes you will find, so you can decide whether Helotes belongs on your list.

Where is Helotes, and how long is the drive into San Antonio?

The City of Helotes sits about 20 miles northwest of downtown San Antonio on State Highway 16, the road most people still call Bandera Road. That figure comes from the city's own website. Helotes started as a stagecoach stop on the route between San Antonio and Bandera, spent decades as a farming community, and incorporated as a city in 1981.

For your daily drive, Bandera Road and Loop 1604 do most of the work. Bandera Road runs southeast toward Loop 410 and the medical center side of town, and Loop 1604 connects you to I-10 and the northwest side. Drive times swing a lot with the hour of the day, so the real test is to make your own commute at rush hour before you make an offer. I tell every buyer the same thing: drive it on a Tuesday at 7:30 in the morning, then decide.

If you are weighing Helotes against neighbors, the Boerne area guide covers the next town up I-10, and the San Antonio neighborhoods page covers the city side of the loop.

What is there to do in Old Town Helotes?

Old Town Helotes is the heart of the place. It lines Old Bandera Road with historic buildings that now hold antique stores, boutiques, and places to eat, and it is easy to spend a Saturday afternoon walking from one end to the other.

The landmark everyone knows is the John T. Floore Country Store at 14492 Old Bandera Road. The City of Helotes dates it to 1946, when John T. Floore opened it. It is listed on the National Register of Historic Places and is a Texas Historic Landmark. Willie Nelson played there often early in his career, and the outdoor stage still books live country music today. If you go, try the tamales and the homemade bread, which Floore's has been known for about as long as the music.

Plan to check Floore's calendar before a visit, since show nights and café hours change through the year.

Where can you hike and get outside near Helotes?

Government Canyon State Natural Area sits just off Galm Road, a short drive from Old Town Helotes. Texas Parks and Wildlife describes it as a 13,000-acre wilderness with more than 40 miles of trails. One of its best-known hikes leads to dinosaur tracks that Texas Parks and Wildlife calls the only known dinosaur footprints on public land in Bexar County, left nearly 104 million years ago. That hike is about five miles round trip over rocky ground, and pets are not allowed on that trail.

A few tips before you go. Texas Parks and Wildlife says the park often reaches capacity, so reserve a day pass ahead of time. Trail openings also change with the season and with conditions. When I checked on November 4, 2026, the park's website said all trails were closed except the Discovery Trail, so look at the trail update on the park's page the morning you plan to hike.

What happens in Helotes through the year?

Helotes takes its name from the Spanish word for corn, and its biggest event leans into that. Cornyval is a festival and PRCA rodeo held each spring at the Helotes Festival Grounds on Leslie Road. KSAT reported that the 2026 festival, the 61st, ran April 30 through May 3, with live music, a carnival, food vendors, and rodeo nights.

In December, the City of Helotes hosts its Lighting of the Lights at City Hall. In recent years it has been held on a Friday evening in early December, with the 2025 event on December 5. The city had not posted a 2026 date when I checked, so watch the city calendar at helotes-tx.gov.

Between those two dates, most weekends center on live music at Floore's, a walk through Old Town, or a morning on the trails.

What kinds of homes will you find for sale in Helotes, TX?

Helotes TX homes for sale tend to fall into a few broad groups, and knowing which one you want saves you a lot of weekend showings.

  • Established homes on larger lots. Closer to Old Town and along the older roads, you will find ranch-style homes on bigger lots, often with mature oaks and some Hill Country slope.
  • Newer master-planned neighborhoods. Newer subdivisions on the Helotes side of Loop 1604 bring more recent construction and HOA amenities such as pools and trails.
  • Acreage and rural tracts. Farther out you will find homes on an acre or more, sometimes with a private well or septic system, and sometimes with no HOA at all.

Each group comes with its own questions. On acreage, ask about the well, the septic system, the survey, and any deed restrictions before you fall in love with the view. In a newer neighborhood, read the HOA rules and ask what the dues cover. Most of Helotes is served by Northside ISD, but attendance zones vary by street, so confirm the assigned campuses for any address with the district directly.

Not sure which group fits your budget and your list? Our buyer's guide to buying a home walks through how we start, and the Helotes area page has more on the town itself. Moving here from out of state or on new orders? The relocation page covers buying from a distance.

Selling a home in Helotes this season?

If you own in Helotes and are thinking about a move, the type of home you have shapes how it should be priced and marketed. An acreage property with a well and septic system draws a different set of buyer questions than a newer home near Loop 1604, and your pricing should reflect what has actually sold near you, not a county-wide average.

Start with a free home value review to see where your home stands, or read how we approach selling your home from start to finish. If you are buying instead, our post on buying in November and December explains how the slower season can give you more room to negotiate.
